Leaky water heater

Leaky water heater

A leaky water heater is a common household issue that can range from a minor inconvenience to a serious problem requiring immediate attention. Leaks can originate from several areas of the water heater, including the tank itself, the water supply lines, the pressure relief valve, or the drain valve. Identifying the source of the leak is the first step in determining whether a simple repair will suffice or if a full replacement is necessary. It's important to act quickly, as even small leaks can lead to water damage, mold growth, and higher utility bills.

One of the most common causes of a leak is a faulty temperature and pressure relief (T&P) valve. This valve is designed to release water if the tank becomes too pressurized. If it's leaking, it might be due to excessive pressure or temperature inside the tank, or the valve itself may be defective. In this case, you can try replacing the valve, but if the pressure is consistently too high, you might also need to install a pressure-reducing valve on your home’s main water line.

Another possible cause is corrosion inside the tank, especially if your water heater is more than 8–12 years old. Over time, sediment builds up inside the tank, causing the inner lining to deteriorate and eventually leak. Unfortunately, if the tank itself is leaking due to rust or corrosion, repairs aren't usually possible, and you'll need to replace the entire water heater. Routine maintenance, like flushing the tank once a year, can help extend its life and prevent leaks from developing in the first place.

If the leak is coming from the cold or hot water inlet and outlet connections, the issue might just be a loose fitting or a worn-out washer. Tightening the connection or replacing the washer can often solve the problem without much expense or effort. In any case, it’s wise to shut off the water supply and the power to the water heater while you assess the situation or wait for a plumber. Prompt action can help you avoid further damage and ensure your water heating system remains safe and efficient.
